Never buy sight unseen. Make sure the property you are interested in has a clear deed or escritura in spanish. Check with the national registry. If you are purchasing near the beach to have a clear deed you must be 200 meters from the high tide or marea alta. To buy closer you have to be a resident for more than 5 years or have a costarican partner. Unless is one of those lots with a deed before the law came into effect in that case you make sure and have the lawyer or title company show you the law that makes it so.
